Terms & Conditions

UNITY Malmö AB is a limited liability company with the address PO Box 162 85 , 103 25 Stockholm, and company registration number 559097-8028. Site address: Nobelvägen 127 A, 212 15 Malmö. UNITY provides a selection of short and long-term stay accommodations and other related services. The accommodations are provided to private Guests (B2C) and companies (B2B).

BOOKING TERMS AND CONDITIONS

These general terms and conditions (the “Agreement”) apply to all bookings* of accommodation for up to 9 studios made available and provided by UNITY via the UNITY website www.unity-living.com or by email, telephone, or any other mobile device. UNITY reserves the right to modify or update these Terms and Conditions at any time.
* (For bookings of 10 studios or more, the group cancellation policy will be applied)

By making a booking, you, or the person or company on whose behalf you are booking, (“Guest” or “you”) confirm and acknowledge that you have read, understood, and accepted the general terms and conditions set out herein. By making a booking, you also represent and warrant that you have the full right, power, and authority to enter into this agreement and to perform all obligations under this Agreement.

UNITY allows a maximum stay 6 months.

BOOKING AND CONFIRMATION

The booking is fully confirmed when a confirmation number has been provided verbally or in writing by UNITY. Payment of the booking shall be made according to the booking rules for the specific reservation; otherwise, the booking may be canceled. In a separate agreement, the applicable rules for the specific agreement will apply. If you have not received a booking confirmation within 24 hours of completing your booking, please contact UNITY.

If we are unable to offer the booked accommodation, we will do our best to find suitable alternative accommodation. If so, you have the right to either accept a change or to cancel and get your money back. UNITY will take all precautions to avoid relocating a Guest but will not take responsibility for any costs, losses, or damages incurred because of or in connection with such an event.
Please note that all guests must be over the age of 18 or be in the company of a guardian.  A valid credit card and ID card or passport that matches the name on the credit card is required upon check-in. If the Guest is not able to provide this and other requested information, it may result in your booking being canceled without a refund.

 

CHANGES TO AN EXISTING BOOKING

Changes can be made to bookings with Flexible rates up to the specified time for cancellation. Please note that different promotions and offers may have different cancellation deadlines depending on where the booking is made. Bookings referring to Non-Refundable rates cannot be changed, and no refund is made in a no-show.

CANCELLATIONS

Cancellation can be made at Flexible rates until the deadline for cancellation. Please note that different promotions and offers may have different cancellation rules depending on where the booking is made. The general cancellation deadline is 24 hours before arrival. Cancellation takes place by contacting the respective property via email or phone. For confirmed cancellation, a cancellation number must be obtained. Any refunds are made according to the agreement. It is the Guest’s responsibility to check the cancellation policy when making the booking. There are several types of cancellation rules depending on the length of stay and type of booking. If you have booked with a third-party website, please check your reservation and cancellation policy on the third-party website.

Cancellation of stays – up to 27 nights

Flexible rate: Can be changed or canceled free up to 24 hours before arrival. In case of a cancellation thereafter or a no-show, 100% of the total amount for the first night will be charged.

Non-refundable rates: When a booking has been made with a non-refundable rate, as a Guest, you have no right to receive your money back: If you cancel, change, or do not show up, the full booking amount will be charged.

Cancellation of stays – 28 nights and longer

Flexible rate: Can be canceled free until 16:00 fourteen (14) days before arrival. In case of a cancellation 14-5 days prior to arrival (until 16:00 5 days prior to arrival), 50% of the latest updated total reservation amount will be charged. Changes can be made during your stay after 14 nights. Then a 14-day notice period is applied for changes being made to your stay. (e.g., a minimum of 28 nights will always be charged)

Non-refundable rates: When a booking has been made with a non-refundable rate, as a Guest, you have no right to receive your money back: If you cancel, change, or do not show up, the full booking amount will be charged.  

 

PAYMENT

Payment Policy – Cashless transactions

All Unity Living locations operate as cashless facilities. As such, cash payments are not accepted under any circumstances. All financial transactions, including rent, fees, and other charges, must be completed using an approved credit or debit card.

Payment of stays – up to 27 nights

Payment is made by credit card online through a secure payment platform for Non-refundable reservations and paid in advance or upon arrival for flexible reservations. No deposit is required, but the Guest will be liable for any damage to the studio, and UNITY is authorized to charge the cost of repairing damage from the Guest.

Payment of stays – 28 nights and longer

Payment for non-refundable reservations is made online by credit card through our secure payment platform. For flexible reservations, payment is due in advance or upon arrival, with monthly payments collected prior to the month commencing.

A deposit (depending on the length of stay) must be paid seven (7) days prior to the arrival date in accordance with the confirmation regarding the hotel stay. This deposit will be returned after we have ensured that the accommodation is in the same condition as when the hotel guest arrived. The deposit will be refunded to the same payment method as was made, between four (4) and seven (7) banking days after departure.
For reservations of 29-59 nights, a deposit of 5,000 Swedish kronor (SEK) is required, and for reservations of 60 nights and more, a deposit of 10,000 SEK is required.

Bank and Card Issuer Charges

Payment and any refund for your booking are always made in Swedish kronor (SEK). The actual amount charged or refunded by UNITY may slightly differ from what is displayed on the website due to varying exchange rates applied by different card issuers. In addition, your statement may include a conversion or transaction fee (which may be in foreign currency) that your card issuer will charge to process the transaction. UNITY has no connection to these additional fees and will not be held liable for any fees related to varying exchange rates and card issuer fees.

 

CONSUMABLES

The cost of electricity, water, and internet is always included when staying with us.

  

GUEST OBLIGATIONS

Accommodation

Please respect other guests using UNITY’s facilities. Noise and other disturbing sounds should be kept at a reasonable level on the stairs and in the studios 24 hours a day. The quiet time is from 22:00 in the evening until 07:00 in the morning. In the event of a complaint from other guests due to excessive noise or disturbing behavior, UNITY has the right to cancel the reservation of the studio and ask the guest to vacate the studio immediately, without a refund of any of the amounts paid for the stay.

Please note: Smoking is prohibited in the studio and in any social areas and balconies at UNITY. Any violation of the smoking ban by the Guest or a person staying with or visiting the Guest will result in a fine of 5,000 SEK per violation charged to the credit card used at the time of booking.

Your studio

The studio and its equipment must be kept in good condition throughout the stay. All waste must be removed during your stay from the studio and disposed of in the designated place.
All existing problems or damage to the studio or its equipment must be reported to UNITY immediately upon arrival; otherwise, it will be assumed that the damage occurred during your stay. Damage caused by you or by a person staying with or visiting you must be reported to UNITY before departure. You will be responsible for all damage within the studio, and UNITY’s employees are authorized to charge the cost of repairing damage made by the owner of the reservation.

Maximum number of guests

The number of guests staying in a studio must not exceed the numbers set out in the booking confirmation. If the number of guests changes, UNITY must be notified. As the number of guests increases, an additional fee is possible.

Visitors

Please note that for the safety of all our guests, visitors are not allowed in the studio unless permission is granted by UNITY. If visitors are allowed, they need to be signed in at the reception. An additional fee is charged for staying visitors.

Address of the studio/hotel

You can add a temporary change of address, but you may NOT register on UNITY permanently.

Pets

Pets are not allowed on the facility.
Prohibited Activities

No illegal or commercial activity is allowed in the studio, and this will result in immediate revocation of the studio without a refund of any amounts paid.

Access to your studio

We reserve the right to enter the studio at any reasonable time for reasonable reasons. This includes the need to make unforeseen (internal and external) remedial repairs. We will notify you of such requirements within a reasonable time and will do our best to limit the hours of access from 09:00 to 17:00 wherever reasonably possible.

FALSE FIRE ALARM

“False fire alarm” means any intentional or unintentional activation of an automatic fire alarm that is triggered for reasons other than a fire. In the event of a false fire alarm being sent to the fire brigade, the Guest who is responsible for the false activation will be fully responsible for all costs because of such false activation.

CLEANING

Cleaning is provided once a week by UNITY. The day of cleaning will be communicated upon check in. Additional cleaning can be arranged on request at an additional cost.

The studio will be cleaned before arrival. There are clean sheets, hand soap, washing-up liquid, toilet paper, and towels in all studios for both short-term and long-term stays. If the studio is not thoroughly cleaned when you arrive, please contact UNITY immediately.

You do not have to clean the studio before departure, but you must leave the studio in the condition you found it in when you arrived. This means that plates and other items must be washed (and the dishwasher emptied), all stains must be removed, and all furniture and the like must be in its original positions. The refrigerator must be emptied completely, and all waste disposed of. If this is not done, extra cleaning fees may be charged.

UNITY’s OBLIGATIONS

General Obligations

UNITY will handle reservations and the procurement procedure as well as provide all relevant information on its website. UNITY takes all reasonable precautions to ensure that the information on the UNITY’s website is accurate. UNITY reserves the right to change the information at any time. Information, including photographs, virtual tours, floor plans, detailed layout, locations, or equipment is provided for guidance only and should not be construed as statements of fact. UNITY will do its best to keep the studio in good condition. Regardless of this, please report any problem during your stay to UNITY immediately, and it will be fixed as soon as possible.

Personal belongings & Injury

UNITY takes all reasonable precautions to ensure the safety of its Guests and persons staying with or visiting the Guest during the stay but will not under any circumstances accept liability for direct or indirect costs, losses, or damages, including medical costs incurred by you, your guests, visitors, or persons living with you in the studio. UNITY takes no responsibility for any personal belongings being kept at the facility or in the studio.

Inconveniences

UNITY will not take responsibility for any technical problems, electricity, heat, or water outages nor for any disturbances caused by noise from the surroundings around the property. However, UNITY will, after being informed of the problem, try to resolve it within a reasonable time. If this does not prove to be possible and the problem continues to seriously affect your stay, UNITY will help you find alternative accommodation, depending on availability. If no alternative accommodation can be arranged, the Guest can cancel their reservation and receive a refund for the time when the studio has not been used.

GUEST’S LIABILITY

The Guest agrees to reimburse UNITY the full amount for all receivables, liabilities, claims, damages, losses, repayments, fines, costs (including legal costs), and all other sums of any kind that arise out of or suffered as a result of breach of this Agreement or other illegal or negligent conduct in relation to the Guest, persons living with them, or their guests or visitors. For the sake of clarity, if the booking is made on behalf of someone else, such as a company or a company employee, such company shall be required to reimburse UNITY under this provision. This compensation provision shall survive and continue in full force and effect after the conclusion of the stay.

FORCE MAJEURE

UNITY is not liable for nor shall it be obliged to pay compensation for loss, damage, or costs incurred as a result of our or our suppliers’ inability to provide a service due to war, war threats, riots, civil disobedience or strife, labor dispute, terrorist activity, physical or industrial disasters, pandemics, fire, adverse weather conditions, closure of airports or ports, government decisions, or any other unforeseen or unavoidable event beyond its control.

DISPUTES

Swedish substantive law shall apply to this Agreement. Disputes arising from this Agreement shall be conclusively settled by a general court.

PROCESSING OF PERSONAL DATA

Unity is the controller for the personal data we receive in connection with your booking or when the booking is prepared or administered. For more information on how we process your personal data, please see our Privacy Policy.

Unity Finland is a limited liability company and includes two different units: Unity Helsinki Holding Oy (Unity Helsinki) and Unity Tampere Holding Oy (Unity Tampere). Unity Helsinki with address Välimerenkatu 22, 00220 Helsinki and company reg. number FI29572408 and Unity Tampere with address Pyynikintie 25, 33230 Tampere and company reg. number FI31551251. Unity provides a selection of short and long-term stay accommodation and other services related thereto. The accommodation is provided for private customers (B2C) and to companies (B2B).

AGE LIMIT

All guests must be over 18 years old and must otherwise be in the company of a guardian. A guest under 18 years old can stay alone with prior permission from a guardian, using the authorization form they can obtain from us.

CHANGING A BOOKING

A customer’s change of an existing booking will be considered a cancellation of the existing booking in connection with a new reservation. Such cancellation will be subject to the cancellation policy found below. Requests for extension of a stay will be subjected to availability and granted provided rates and rooms might change from original offer/reservation.

CANCELLATION

If you wish to cancel, send an email to reservations.tampere@unity-living.com or reservations.helsinki@unity-living.com depending on where the booking is made to and enter the name of the person with whom the booking was made and the booking reference number. No refunds will be given for unused parts of your stay or for non-arrival without having cancelled in advance. Please note that in the event of a cancellation, the Customer must cover bank fees and costs for transferring the payment. If the Customer has not arrived during the arrival day, the booking will be cancelled without a refund.

It is the Customer’s responsibility to check the cancellation policy when making the booking. There are different types of cancellation rules depending on length of stay and type of booking. If you have booked with a third-party website, please check your reservation and cancellation policy on the third-party website.

Cancellation of short-term stay (stay up to 27 nights)

Can be cancelled free of charge up to 24h prior to arrival. In case of a cancellation thereafter or a no-show, 100% of the total amount for the first night will be charged.

Cancellation of long-term stay (28 nights or more)

Can be cancelled free of charge until 16:00 local time thirty (30) days prior to arrival.

In case of a cancellation 15 days prior to arrival, 50 % of the reservation can be cancelled free of charge. Remaining value will be considered as late cancellation and charged for.

In case of a cancellation thereafter or a no-show, 100% of the total amount will be charged.

Non-refundable rates

When a booking has been made with a non-refundable rate, as a customer, you have no right to receive your money back: if you cancel, change or do not show up, the full booking amount will be charged.

ARRIVAL

Identification 

Please note that a valid ID card or passport that matches with the name on the reservation is required upon check-in. If the Customer cannot provide this and other information requested, it may result in your booking being cancelled without refund.

Long-term stay (stay 28 nights or more) 

Payment is made by payment link or by pre-arranged bank transfer. Payment must be made within ten (10) banking days before arrival. All long-term stay reservations (reservations of 28 nights or more) required a pre-payment/advanced payment of one (1) month rent. Rest of the months are paid at site by credit card or payment links prior to every thirty (30) days.

Bank and Card Issuer Charges

The actual amount charged or refunded by Unity may slightly differ from what is displayed on the website due to varying exchange rates applied by different card issuers. Unity has no connection to these additional fees and will not be held liable for any fees related to varying exchange rates and card issuer fees.

CUSTOMER OBLIGATIONS

Quiet time is from 22:00 in the evening until 09:00 in the morning. In the event of a complaint from other residents due to excessive noise or disturbing behaviour by the Customer or persons visiting them, Unity has the right to cancel the booking of the studio and ask the Customer to vacate the studio immediately, without refund of any of the amounts paid for the stay.

The number of guests staying in a studio must not exceed the numbers set out in the booking confirmation. If the number of guests changes, Unity must be notified. As the number of guests increases, an additional fee is possible.

Pets and smoking 

Pets are allowed in some of the studios. Pet must always be notified in advance, and Unity has a pet fee. Smoking is strictly prohibited on the premises (studios and balconies). Violation of the smoking ban by the Customer or a person staying with or visiting the Customer will result in a fine of 250 € per violation.

Prohibition on Listing in Population Register 

The customer and other people who use the studio do not have the right to register at the address.

Damage 

The studio and its equipment must be kept in good condition throughout the stay. All existing problems or damage to the studio or its equipment must be reported to Unity immediately upon arrival, otherwise it will be assumed that the damage occurred during stay. Damage caused by the Customer or by a person staying with or visiting the Customer must be reported to Unity before departure. The Customer will be responsible for all damages within the studio and Unity’s employees are authorised to charge the cost of repairing damage from the Customer.

Prohibited Activities 

No illegal or commercial activity is allowed in the studio, and this will result in immediate revocation of the studio without refund of any amounts paid.

Environment and Energy 

Help us become more environmentally friendly by saving energy. If you leave the studio, make sure that all the lights are switched off and that the air conditioning and heating are set to the lowest level or are switched off.

Waste 

All waste outside the garbage bins must be removed from the studio and bring to Barception / Reception. The resident is responsible for making sure this is done as needed and that the respective items are source sorted when appropriate.

Unity takes all reasonable precautions to ensure the safety of its customers and persons staying with or visiting the Customer during the stay but will not under any circumstances accept liability for direct or indirect costs, losses or damages, including medical costs incurred by the Customers, the Customer’s guests, the Customer’s visitors or persons living with the Customer in the studio.

Technical Problems 

Unity will not take responsibility for any technical problems, electricity, heat, or water outages nor for any disturbances caused by noise from the surroundings around the property. However, Unity will, after being informed of the problem, try to resolve it within a reasonable time. If this does not prove to be possible and the problem continues to seriously affect your stay, Unity will help you find an alternative accommodation, depending on availability. If no alternative accommodation can be arranged, the Customer can cancel their reservation and receive a refund for the time when the studio has not been used.

CLEANING

Arrival 

The studio will be cleaned before arrival. There are clean sheets, hand soap, washing-up liquid, toilet paper and towels in all studios. If the studio is not properly cleaned when you arrive, please contact the reception immediately. Check in time is from 15:00.

Departure 

The Customer does not have to clean the studio before departure, but you must leave the studio in the condition you found it in when you arrived. This means that plates and other items must be washed (and the dishwasher emptied), all stains must be removed, and all furniture and the like must be in its original positions. The refrigerator must be emptied completely, and all waste outside the garbage bins disposed of. If this is not done, extra cleaning fees will be charged. Check out time at latest 12:00.

Changes can be made to bookings with Flexible rates up to the specified time for cancellation. Please note that different promotions and offers may have different cancellation deadlines depending on where the booking is made. Bookings referring to Non-Refundable rates cannot be changed, and no refund is made in a no-show.

CANCELLATIONS

Cancellation can be made at Flexible rates until the deadline for cancellation. Please note that different promotions and offers may have different cancellation rules depending on where the booking is made. The general cancellation deadline is 24 hours before arrival. Cancellation takes place by contacting the respective property via email or phone. For confirmed cancellation, a cancellation number must be obtained. Any refunds are made according to the agreement. It is the Guest’s responsibility to check the cancellation policy when making the booking. There are several types of cancellation rules depending on the length of stay and type of booking. If you have booked with a third-party website, please check your reservation and cancellation policy on the third-party website.

Cancellation of stays – up to 27 nights

Flexible rate: Can be changed or canceled free up to 24 hours before arrival. In case of a cancellation thereafter or a no-show, 100% of the total amount for the first night will be charged.

Non-refundable rates: When a booking has been made with a non-refundable rate, as a Guest, you have no right to receive your money back: If you cancel, change, or do not show up, the full booking amount will be charged.

Cancellation of stays – 28 nights and longer

Flexible rate: Can be canceled free until 16:00 fourteen (14) days before arrival. In case of a cancellation 14-5 days prior to arrival (until 16:00 5 days prior to arrival), 50% of the latest updated total reservation amount will be charged. Changes can be made during your stay after 14 nights. Then a 14-day notice period is applied for changes being made to your stay. (e.g., a minimum of 28 nights will always be charged)

Non-refundable rates: When a booking has been made with a non-refundable rate, as a Guest, you have no right to receive your money back: If you cancel, change, or do not show up, the full booking amount will be charged.

 

PAYMENT AND DEPOSIT

Payment Policy – Cashless transactions

All Unity Living locations operate as cashless facilities. As such, cash payments are not accepted under any circumstances. All financial transactions, including rent, fees, and other charges, must be completed using an approved credit or debit card.

Payment of stays – up to 27 nights

Payment is made by credit card online through a secure payment platform for Non-refundable reservations and paid in advance or upon arrival for flexible reservations. No deposit is required, but the Guest will be liable for any damage to the studio, and UNITY is authorized to charge the cost of repairing damage from the Guest.

Payment of stays – 28 nights and longer

Payment for non-refundable reservations is made online by credit card through our secure payment platform. For flexible reservations, payment is due in advance or upon arrival, with monthly payments collected prior to the month commencing.

A deposit (depending on the length of stay) must be paid seven (7) days prior to the arrival date in accordance with the confirmation regarding the hotel stay. This deposit will be returned after we have ensured that the accommodation is in the same condition as when the hotel guest arrived. The deposit will be refunded to the same payment method as was made, between four (4) and seven (7) banking days after departure.
For reservations of 29-59 nights, a deposit of 5,000 Swedish kronor (SEK) is required, and for reservations of 60 nights and more, a deposit of 10,000 SEK is required.

Bank and Card Issuer Charges

Payment and any refund for your booking are always made in Swedish kronor (SEK). The actual amount charged or refunded by UNITY may slightly differ from what is displayed on the website due to varying exchange rates applied by different card issuers. In addition, your statement may include a conversion or transaction fee (which may be in foreign currency) that your card issuer will charge to process the transaction. UNITY has no connection to these additional fees and will not be held liable for any fees related to varying exchange rates and card issuer fees.

 

CONSUMABLES

The cost of electricity, water, and internet is always included when staying with us.

 

GUEST OBLIGATIONS

Accommodation

Please respect other guests using UNITY’s facilities. Noise and other disturbing sounds should be kept at a reasonable level on the stairs and in the studios 24 hours a day. The quiet time is from 22:00 in the evening until 07:00 in the morning. In the event of a complaint from other guests due to excessive noise or disturbing behavior, UNITY has the right to cancel the reservation of the studio and ask the guest to vacate the studio immediately, without a refund of any of the amounts paid for the stay.

Please note: Smoking is prohibited in the studio and in any social areas and balconies at UNITY. Any violation of the smoking ban by the Guest or a person staying with or visiting the Guest will result in a fine of 5,000 SEK per violation charged to the credit card used at the time of booking.

Your studio

The studio and its equipment must be kept in good condition throughout the stay. All waste must be removed during your stay from the studio and disposed of in the designated place.
All existing problems or damage to the studio or its equipment must be reported to UNITY immediately upon arrival; otherwise, it will be assumed that the damage occurred during your stay. Damage caused by you or by a person staying with or visiting you must be reported to UNITY before departure. You will be responsible for all damage within the studio, and UNITY’s employees are authorized to charge the cost of repairing damage made by the owner of the reservation.

Maximum number of guests

The number of guests staying in a studio must not exceed the numbers set out in the booking confirmation. If the number of guests changes, UNITY must be notified. As the number of guests increases, an additional fee is possible.

Visitors

Please note that for the safety of all our guests, visitors are not allowed in the studio unless permission is granted by UNITY. If visitors are allowed, they need to be signed in at the reception. An additional fee is charged for staying visitors.

Address of the studio/hotel

You can add a temporary change of address, but you may NOT register on UNITY permanently. 

Pets

Pets are allowed in some of the studios and must always be notified in advance. An additional fee will be added.

Prohibited Activities

No illegal or commercial activity is allowed in the studio, and this will result in immediate revocation of the studio without a refund of any amounts paid.

Access to your studio

We reserve the right to enter the studio at any reasonable time for reasonable reasons. This includes the need to make unforeseen (internal and external) remedial repairs. We will notify you of such requirements within a reasonable time and will do our best to limit the hours of access from 09:00 to 17:00 wherever reasonably possible.

FALSE FIRE ALARM

“False fire alarm” means any intentional or unintentional activation of an automatic fire alarm that is triggered for reasons other than a fire. In the event of a false fire alarm being sent to the fire brigade, the Guest who is responsible for the false activation will be fully responsible for all costs because of such false activation.

CLEANING

Cleaning is provided once a week by UNITY. The day of cleaning will be communicated upon check in. Additional cleaning can be arranged on request at an additional cost.

The studio will be cleaned before arrival. There are clean sheets, hand soap, washing-up liquid, toilet paper, and towels in all studios for both short-term and long-term stays. If the studio is not thoroughly cleaned when you arrive, please contact UNITY immediately.

You do not have to clean the studio before departure, but you must leave the studio in the condition you found it in when you arrived. This means that plates and other items must be washed (and the dishwasher emptied), all stains must be removed, and all furniture and the like must be in its original positions. The refrigerator must be emptied completely, and all waste disposed of. If this is not done, extra cleaning fees may be charged.

UNITY’s OBLIGATIONS

General Obligations

UNITY will handle reservations and the procurement procedure as well as provide all relevant information on its website. UNITY takes all reasonable precautions to ensure that the information on the UNITY’s website is accurate. UNITY reserves the right to change the information at any time. Information, including photographs, virtual tours, floor plans, detailed layout, locations, or equipment is provided for guidance only and should not be construed as statements of fact. UNITY will do its best to keep the studio in good condition. Regardless of this, please report any problem during your stay to UNITY immediately, and it will be fixed as soon as possible.

Personal belongings & Injury

UNITY takes all reasonable precautions to ensure the safety of its Guests and persons staying with or visiting the Guest during the stay but will not under any circumstances accept liability for direct or indirect costs, losses, or damages, including medical costs incurred by you, your guests, visitors, or persons living with you in the studio. UNITY takes no responsibility for any personal belongings being kept at the facility or in the studio.

Inconveniences

UNITY will not take responsibility for any technical problems, electricity, heat, or water outages nor for any disturbances caused by noise from the surroundings around the property. However, UNITY will, after being informed of the problem, try to resolve it within a reasonable time. If this does not prove to be possible and the problem continues to seriously affect your stay, UNITY will help you find alternative accommodation, depending on availability. If no alternative accommodation can be arranged, the Guest can cancel their reservation and receive a refund for the time when the studio has not been used.

GUEST’S LIABILITY

The Guest agrees to reimburse UNITY the full amount for all receivables, liabilities, claims, damages, losses, repayments, fines, costs (including legal costs), and all other sums of any kind that arise out of or suffered as a result of breach of this Agreement or other illegal or negligent conduct in relation to the Guest, persons living with them, or their guests or visitors. For the sake of clarity, if the booking is made on behalf of someone else, such as a company or a company employee, such company shall be required to reimburse UNITY under this provision. This compensation provision shall survive and continue in full force and effect after the conclusion of the stay.

FORCE MAJEURE

UNITY is not liable for nor shall it be obliged to pay compensation for loss, damage, or costs incurred as a result of our or our suppliers’ inability to provide a service due to war, war threats, riots, civil disobedience or strife, labor dispute, terrorist activity, physical or industrial disasters, pandemics, fire, adverse weather conditions, closure of airports or ports, government decisions, or any other unforeseen or unavoidable event beyond its control.

DISPUTES

Swedish substantive law shall apply to this Agreement. Disputes arising from this Agreement shall be conclusively settled by a general court.
