VARAUSEHDOT
These general terms and conditions (the “Agreement”) apply to all bookings* of accommodation for up to 9 studios made available and provided by UNITY via the UNITY website www.unity-living.com or by email, telephone, or any other mobile device. UNITY reserves the right to modify or update these Terms and Conditions at any time.
* (For bookings of 10 studios or more, the group cancellation policy will be applied)
By making a booking, you, or the person or company on whose behalf you are booking, (“Guest” or “you”) confirm and acknowledge that you have read, understood, and accepted the general terms and conditions set out herein. By making a booking, you also represent and warrant that you have the full right, power, and authority to enter into this agreement and to perform all obligations under this Agreement.
UNITY allows a maximum stay 6 months.

The booking is fully confirmed when a confirmation number has been provided verbally or in writing by UNITY. Payment of the booking shall be made according to the booking rules for the specific reservation; otherwise, the booking may be canceled. In a separate agreement, the applicable rules for the specific agreement will apply. If you have not received a booking confirmation within 24 hours of completing your booking, please contact UNITY.
If we are unable to offer the booked accommodation, we will do our best to find suitable alternative accommodation. If so, you have the right to either accept a change or to cancel and get your money back. UNITY will take all precautions to avoid relocating a Guest but will not take responsibility for any costs, losses, or damages incurred because of or in connection with such an event.
Please note that all guests must be over the age of 18 or be in the company of a guardian. A valid credit card and ID card or passport that matches the name on the credit card is required upon check-in. If the Guest is not able to provide this and other requested information, it may result in your booking being canceled without a refund.
CHANGES TO AN EXISTING BOOKING
Changes can be made to bookings with Flexible rates up to the specified time for cancellation. Please note that different promotions and offers may have different cancellation deadlines depending on where the booking is made. Bookings referring to Non-Refundable rates cannot be changed, and no refund is made in a no-show.
CANCELLATIONS
Cancellation can be made at Flexible rates until the deadline for cancellation. Please note that different promotions and offers may have different cancellation rules depending on where the booking is made. The general cancellation deadline is 24 hours before arrival. Cancellation takes place by contacting the respective property via email or phone. For confirmed cancellation, a cancellation number must be obtained. Any refunds are made according to the agreement. It is the Guest’s responsibility to check the cancellation policy when making the booking. There are several types of cancellation rules depending on the length of stay and type of booking. If you have booked with a third-party website, please check your reservation and cancellation policy on the third-party website.
Cancellation of stays – up to 27 nights
Flexible rate: Can be changed or canceled free up to 24 hours before arrival. In case of a cancellation thereafter or a no-show, 100% of the total amount for the first night will be charged.
Non-refundable rates: When a booking has been made with a non-refundable rate, as a Guest, you have no right to receive your money back: If you cancel, change, or do not show up, the full booking amount will be charged.
Cancellation of stays – 28 nights and longer
Flexible rate: Can be canceled free until 16:00 fourteen (14) days before arrival. In case of a cancellation 14-5 days prior to arrival (until 16:00 5 days prior to arrival), 50% of the latest updated total reservation amount will be charged. Changes can be made during your stay after 14 nights. Then a 14-day notice period is applied for changes being made to your stay. (e.g., a minimum of 28 nights will always be charged)
Non-refundable rates: When a booking has been made with a non-refundable rate, as a Guest, you have no right to receive your money back: If you cancel, change, or do not show up, the full booking amount will be charged.

Payment of stays – up to 27 nights
Payment is made by credit card online through a secure payment platform for Non-refundable reservations and paid in advance or upon arrival for flexible reservations. No deposit is required, but the Guest will be liable for any damage to the studio, and UNITY is authorized to charge the cost of repairing damage from the Guest.
Payment of stays – 28 nights and longer
Payment for non-refundable reservations is made online by credit card through our secure payment platform. For flexible reservations, payment is due in advance or upon arrival, with monthly payments collected prior to the month commencing.
A deposit (depending on the length of stay) must be paid seven (7) days prior to the arrival date in accordance with the confirmation regarding the hotel stay. This deposit will be returned after we have ensured that the accommodation is in the same condition as when the hotel guest arrived. The deposit will be refunded to the same payment method as was made, between four (4) and seven (7) banking days after departure.
For reservations of 29-59 nights, a deposit of 5,000 Swedish kronor (SEK) is required, and for reservations of 60 nights and more, a deposit of 10,000 SEK is required.

Payment and any refund for your booking are always made in Swedish kronor (SEK). The actual amount charged or refunded by UNITY may slightly differ from what is displayed on the website due to varying exchange rates applied by different card issuers. In addition, your statement may include a conversion or transaction fee (which may be in foreign currency) that your card issuer will charge to process the transaction. UNITY has no connection to these additional fees and will not be held liable for any fees related to varying exchange rates and card issuer fees.

The cost of electricity, water, and internet is always included when staying with us.
GUEST OBLIGATIONS
Majoitus
Please respect other guests using UNITY’s facilities. Noise and other disturbing sounds should be kept at a reasonable level on the stairs and in the studios 24 hours a day. The quiet time is from 22:00 in the evening until 07:00 in the morning. In the event of a complaint from other guests due to excessive noise or disturbing behavior, UNITY has the right to cancel the reservation of the studio and ask the guest to vacate the studio immediately, without a refund of any of the amounts paid for the stay.
Please note: Smoking is prohibited in the studio and in any social areas and balconies at UNITY. Any violation of the smoking ban by the Guest or a person staying with or visiting the Guest will result in a fine of 5,000 SEK per violation charged to the credit card used at the time of booking.
Your studio
The studio and its equipment must be kept in good condition throughout the stay. All waste must be removed during your stay from the studio and disposed of in the designated place.
All existing problems or damage to the studio or its equipment must be reported to UNITY immediately upon arrival; otherwise, it will be assumed that the damage occurred during your stay. Damage caused by you or by a person staying with or visiting you must be reported to UNITY before departure. You will be responsible for all damage within the studio, and UNITY’s employees are authorized to charge the cost of repairing damage made by the owner of the reservation.

The number of guests staying in a studio must not exceed the numbers set out in the booking confirmation. If the number of guests changes, UNITY must be notified. As the number of guests increases, an additional fee is possible.

Please note that for the safety of all our guests, visitors are not allowed in the studio unless permission is granted by UNITY. If visitors are allowed, they need to be signed in at the reception. An additional fee is charged for staying visitors.
Address of the studio/hotel
You can add a temporary change of address, but you may NOT register on UNITY permanently.
Pets
Pets are not allowed on the facility.

No illegal or commercial activity is allowed in the studio, and this will result in immediate revocation of the studio without a refund of any amounts paid.
Access to your studio

VÄÄRÄ PALOHÄLYTYS
“False fire alarm” means any intentional or unintentional activation of an automatic fire alarm that is triggered for reasons other than a fire. In the event of a false fire alarm being sent to the fire brigade, the Guest who is responsible for the false activation will be fully responsible for all costs because of such false activation.
SIIVOUS
Cleaning is provided once a week by UNITY. The day of cleaning will be communicated upon check in. Additional cleaning can be arranged on request at an additional cost.
The studio will be cleaned before arrival. There are clean sheets, hand soap, washing-up liquid, toilet paper, and towels in all studios for both short-term and long-term stays. If the studio is not thoroughly cleaned when you arrive, please contact UNITY immediately.
You do not have to clean the studio before departure, but you must leave the studio in the condition you found it in when you arrived. This means that plates and other items must be washed (and the dishwasher emptied), all stains must be removed, and all furniture and the like must be in its original positions. The refrigerator must be emptied completely, and all waste disposed of. If this is not done, extra cleaning fees may be charged.
UNITY’s OBLIGATIONS
General Obligations
UNITY will handle reservations and the procurement procedure as well as provide all relevant information on its website. UNITY takes all reasonable precautions to ensure that the information on the UNITY’s website is accurate. UNITY reserves the right to change the information at any time. Information, including photographs, virtual tours, floor plans, detailed layout, locations, or equipment is provided for guidance only and should not be construed as statements of fact. UNITY will do its best to keep the studio in good condition. Regardless of this, please report any problem during your stay to UNITY immediately, and it will be fixed as soon as possible.
Personal belongings & Injury
UNITY takes all reasonable precautions to ensure the safety of its Guests and persons staying with or visiting the Guest during the stay but will not under any circumstances accept liability for direct or indirect costs, losses, or damages, including medical costs incurred by you, your guests, visitors, or persons living with you in the studio. UNITY takes no responsibility for any personal belongings being kept at the facility or in the studio.
Inconveniences
UNITY will not take responsibility for any technical problems, electricity, heat, or water outages nor for any disturbances caused by noise from the surroundings around the property. However, UNITY will, after being informed of the problem, try to resolve it within a reasonable time. If this does not prove to be possible and the problem continues to seriously affect your stay, UNITY will help you find alternative accommodation, depending on availability. If no alternative accommodation can be arranged, the Guest can cancel their reservation and receive a refund for the time when the studio has not been used.
GUEST’S LIABILITY
The Guest agrees to reimburse UNITY the full amount for all receivables, liabilities, claims, damages, losses, repayments, fines, costs (including legal costs), and all other sums of any kind that arise out of or suffered as a result of breach of this Agreement or other illegal or negligent conduct in relation to the Guest, persons living with them, or their guests or visitors. For the sake of clarity, if the booking is made on behalf of someone else, such as a company or a company employee, such company shall be required to reimburse UNITY under this provision. This compensation provision shall survive and continue in full force and effect after the conclusion of the stay.
FORCE MAJEURE
UNITY is not liable for nor shall it be obliged to pay compensation for loss, damage, or costs incurred as a result of our or our suppliers’ inability to provide a service due to war, war threats, riots, civil disobedience or strife, labor dispute, terrorist activity, physical or industrial disasters, pandemics, fire, adverse weather conditions, closure of airports or ports, government decisions, or any other unforeseen or unavoidable event beyond its control.
RIITATILANTEET
Swedish substantive law shall apply to this Agreement. Disputes arising from this Agreement shall be conclusively settled by a general court.

UNITY ryhtyy kaikkiin varotoimiin välttääkseen asiakkaan siirtämisen toisaalle, mutta ei ota vastuuta tällaisesta tapahtumasta aiheutuvista tai siihen liittyvistä kustannuksista, menetyksistä tai vahingoista.
IKÄRAJA
Kaikkien vieraiden on oltava yli 18-vuotiaita ja alle 18-vuotiaiden pitää olla huoltajan seurassa.
VARAUKSEN MUUTTAMINEN
Asiakkaan tekemä muutos olemassa olevaan varaukseen katsotaan olemassa olevan varauksen peruuttamiseksi uuden varauksen tekemisen yhteydessä. Tällaiseen peruutukseen sovelletaan alla olevia peruutusehtoja. Oleskelun jatkamista koskevat pyynnöt hyväksytään saatavuuden mukaan ja huomioiden, että hinnat ja studiot saattavat vaihtua alkuperäisestä tarjouksesta/varauksesta.
PERUUTUS
Jos haluat peruuttaa varauksen, lähetä sähköpostia osoitteeseen reservations.tampere@unity-living.com tai reservations.helsinki@unity-living.com riippuen siitä, että mihin kohteeseen varaus on tehty ja ilmoita sen henkilön nimi, jonka nimellä varaus tehtiin sekä varauksen varausnumero. Käyttämättä jääneitä palveluita tai paikalle saapumatta jättämistä ilman peruutuksen tekemistä ei hyvitetä. Huomaa, että peruutustapauksessa asiakkaan on maksettava maksun siirrosta aiheutuvat pankin veloittamat maksut ja kustannukset. Jos asiakas ei ole saapunut saapumispäivänä, varaus peruutetaan hyvitystä antamatta.
On asiakkaan vastuulla tarkastaa peruutusehdot varausta tehdessään. Peruutussääntöjä on erilaisia oleskelun pituudesta ja varaustyypistä riippuen. Jos olet tehnyt varauksen kolmannen osapuolen verkkosivuston kautta, sovelletaan niihin kolmannen osapuolen peruutusehtoja.
Lyhytaikaisen oleskelun peruuttaminen (enintään 27 yötä)
Voidaan peruuttaa maksutta viimeistään 24 tuntia ennen saapumista. Jos majoitus peruutetaan tämän jälkeen tai jos henkilö ei saavu paikalle, veloitetaan 100 % ensimmäisen yön kokonaishinnasta.

Jos varaus peruutetaan 15 vuorokautta ennen saapumista klo 16.00 mennessä, 50 % varauksesta voidaan peruuttaa veloituksetta. Jäljellä oleva arvo katsotaan myöhäiseksi peruutukseksi ja veloitetaan.
Jos majoitus peruutetaan tämän jälkeen tai jos henkilö ei saavu paikalle, veloitetaan 100 % kokonaishinnasta.
Ei-palautettavat hinnat
Kun varaus on tehty ei-palautettavalla hinnalla, sinulla ei ole asiakkaana oikeutta saada rahojasi takaisin: jos peruutat varauksen, muutat sitä tai et saavu paikalle, koko varausmaksu veloitetaan.
SAAPUMINEN
Henkilötodistus
Huomaa, että sisäänkirjautumisen yhteydessä on esitettävä voimassa oleva henkilökortti tai passi. Jos asiakas ei pysty toimittamaan tätä ja muita pyydettyjä tietoja, varaus voidaan peruuttaa ilman oikeutta hyvitykseen.
MAKSU

Lyhytaikainen oleskelu (enintään 27 yötä)
Maksu suoritetaan maksukortilla verkossa suojatun maksualustan kautta, kun kyseessä on varaus, jota ei voi muuttaa ja saapumisen yhteydessä, jos varausta voidaan muuttaa. Asiakkaalta ei vaadita takuumaksua, mutta hän on vastuussa huoneen mahdollisista vahingoista ja UNITYllä on oikeus veloittaa vahingon korjauskustannukset asiakkaalta.
Pitkäaikainen oleskelu (28 yötä tai enemmän)
Maksu suoritetaan maksulinkin kautta tai ennakkoon sovitusti tilisiirtona. Maksu on suoritettava kymmenen (10) pankkipäivää ennen saapumista. Kaikki pitkäaikaiset varaukset (28 yötä tai enemmän) edellyttävät yhden (1) kuukauden vuokran ennakkomaksua/maksamista etukäteen. Seuraavien kuukausien maksut hoidetaan aina paikan päällä maksukortilla tai erillisellä maksulinkillä ennen alkavaa majoituskuukautta.
Pankin ja kortin myöntäjän maksut
Maksu ja mahdollinen hyvitys varauksestasi suoritetaan aina euroina (€). UNITYn veloittama tai palauttama todellinen summa voi hieman poiketa verkkosivustolla näytetystä summasta, koska eri kortin myöntäjien vaihtokurssit vaihtelevat. Lisäksi tiliotteesi voi sisältää muunto- tai transaktiomaksun (joka voi olla ulkomaan valuutassa), jonka kortin myöntäjä veloittaa transaktion käsittelystä. UNITYllä ei ole yhteyttä näihin lisämaksuihin, eikä se ole vastuussa vaihtokurssien vaihteluun liittyvistä ja kortin myöntäjän veloittamista maksuista.

ASIAKKAAN VELVOITTEET
Majoitus
Kunnioita muita UNITYn studioita käyttäviä asukkaita. Melu ja muut häiritsevät äänet on pidettävä kohtuullisella tasolla portaissa, käytävillä ja studiossa 24 tuntia vuorokaudessa. Hiljainen aika on klo 22.00–09.00. Jos muut asukkaat valittavat asiakkaan/hotellin vieraan tai heidän luonaan vierailevien henkilöiden liiallisesta melusta tai häiritsevästä käytöksestä, UNITYllä on oikeus peruuttaa studion vuokraus ja pyytää asiakasta poistumaan studiosta välittömästi ilman, että hänelle palautetaan mitään oleskelusta maksettuja summia.
Vieraiden enimmäismäärä
Studiossa yöpyvien vieraiden määrä ei saa ylittää varausvahvistuksessa mainittua määrää. Mikäli vieraiden määrä muuttuu, tulee siitä ilmoittaa UNITYlle. Vieraiden määrän lisääntyssä lisämaksu on mahdollinen.
Vierailijat
Huomaa, että kaikkien vieraiden turvallisuuden vuoksi vierailijat eivät saa tulla studioon, ellei UNITY ole antanut siihen lupaa. Jos vierailijat ovat sallittuja, heidät on kirjattava sisään vastaanotossa. Majoittuvista vieraista peritään lisämaksu.
Lemmikit ja tupakointi
Lemmikit ovat sallittuja osaan studioista. Lemmikistä tulee aina ilmoittaa etukäteen ja UNITYlla on käytössä lemmikkimaksu. Tupakointi studioissa ja parvekkeilla (koko kiinteistössä) on ehdottomasti kielletty. Jos asiakas tai hänen kanssaan majoittuva tai vieraileva henkilö rikkoo tupakointikieltoa, tulee asiakkaan maksaa 150,00 €:n suuruinen lisäsiivousmaksu kutakin rikkomusta kohti.
Väestörekisteriin merkitsemisen kielto
Asiakkaalla ja muilla studiota käyttävillä henkilöillä ei ole oikeutta rekisteröidä osoitetta.
Vauriot
Studio ja sen varusteet on pidettävä hyvässä kunnossa koko oleskelun ajan. Kaikista studioissa tai sen varusteissa olevista ongelmista tai vaurioista on ilmoitettava UNITYlle välittömästi saapumisen jälkeen, muutoin oletetaan, että vahinko on tapahtunut oleskelun aikana. Asiakkaiden tai vierailijoiden aiheuttamista vahingoista on ilmoitettava UNITYlle ennen lähtöä. Asiakas on vastuussa kaikista studiossa sattuneista vahingoista ja UNITYn työntekijöillä on oikeus veloittaa vahinkojen korjauskustannukset asiakkaalta.
Kielletty toiminta
Studiossa ei saa harjoittaa laitonta tai kaupallista toimintaa ja tämä johtaa studion välittömään peruuttamiseen ilman maksettujen summien hyvitystä.
Ympäristö ja energia
Auta meitä olemaan ympäristöystävällisempiä säästämällä energiaa. Jos poistut studiosta, varmista, että kaikki valot on sammutettu ja että ilmastointi ja lämmitys on säädetty alimmalle tasolle tai sammutettu.
Jätteet
Kaikki roska-astioiden ulkopuolelle jätetyt jätteet on poistettava studiosta ja hävitettävä niille varattuihin paikkoihin. Asiakas on vastuussa siitä, että tämä tehdään tarpeen mukaan ja että kyseiset jätteet lajitellaan tarvittaessa.
UNITYn VELVOITTEET
Yleistä
UNITY hoitaa varaukset ja hankintamenettelyn sekä antaa kaikki tarvittavat tiedot verkkosivuillaan. UNITY ryhtyy kaikkiin kohtuullisiin varotoimiin varmistaakseen, että UNITYn verkkosivuston tiedot ovat tarkkoja. UNITY pidättää oikeuden muuttaa tietoja milloin tahansa. Tiedot, mukaan lukien valokuviin, virtuaalikierroksiin, pohjapiirustuksiin, yksityiskohtaiseen pohjapiirustukseen, sijainteihin tai varusteisiin, annetaan vain ohjeellisina, eikä niitä pidä tulkita tosiasioiksi. UNITY tekee parhaansa pitääkseen studiot hyvässä kunnossa. Tästä huolimatta asiakkaan tulee ilmoittaa kaikista oleskelunsa aikana ilmenneistä ongelmista välittömästi UNITYlle ja ne korjataan mahdollisimman pian.
Henkilövahingot
UNITY ryhtyy kaikkiin kohtuullisiin varotoimiin varmistaakseen asiakkaidensa ja asiakkaan kanssa majoittuvien tai asiakkaan luona vierailulla olevien henkilöiden turvallisuuden oleskelun aikana. UNITY ei missään olosuhteissa ota vastuuta suorista tai epäsuorista kustannuksista, menetyksistä tai vahingoista, mukaan lukien sairaanhoitokulut, jotka aiheutuvat asiakkaille, asiakkaan kanssa majoittuville tai asiakkaan luona vierailulla oleville henkilöille.
Tekniset ongelmat
UNITY ei ota vastuuta mahdollisista teknisistä ongelmista, sähkö-, lämpö- tai vesikatkoista eikä kiinteistön ympäristöstä kuuluvan melun aiheuttamista häiriöistä. UNITY yrittää kuitenkin ratkaista ongelman kohtuullisessa ajassa sen jälkeen, kun sille on ilmoitettu ongelmasta. Jos tämä ei ole mahdollista ja ongelma vaikuttaa edelleen vakavasti oleskeluusi, UNITY auttaa asiakasta löytämään vaihtoehtoisen majoituksen saatavuuden mukaan. Jos vaihtoehtoista majoitusta ei voida järjestää, asiakas voi peruuttaa varauksensa ja saada hyvityksen siltä ajalta, jolloin studio ei ole ollut käytössä.
SIIVOUS
UNITY huolehtii siivouksesta kerran viikossa. Lisäsiivous voidaan järjestää pyynnöstä lisämaksusta. UNITYllä on muutama siivousvälinekaappi, josta asiakkaat voivat lainata siivoustarvikkeita.
Saapuminen
Studio siivotaan ennen saapumista. Kaikissa studioissa on puhtaat lakanat, käsisaippuaa, pesuaineita, wc-paperia ja pyyhkeitä. Jos studiota ei ole siivottu asianmukaisesti saapuessasi, ota välittömästi yhteyttä vastaanottoomme. Sisäänkirjautumisaika klo 15.00 alkaen.
Lähteminen
Studiota ei tarvitse siivota ennen lähtöä, mutta se on jätettävä siihen kuntoon, jossa se oli saapuessasi. Tämä tarkoittaa, että lautaset ja muut esineet on pestävä (ja astianpesukone tyhjennettävä), kaikki tahrat on poistettava ja kaikkien huonekalujen ja vastaavien on oltava alkuperäisillä paikoillaan. Jääkaappi on tyhjennettävä kokonaan ja kaikki roska-astioiden ulkopuoliset jätteet on hävitettävä. Jos näin ei tehdä, peritään ylimääräinen siivousmaksu. Uloskirjautumisaika on klo 12.00 mennessä.
VÄÄRÄ PALOHÄLYTYS
'Väärällä palohälytyksellä' tarkoitetaan automaattisen palohälyttimen tahallista tai tahatonta aktivoitumista, joka johtuu muusta syystä kuin tulipalosta. Jos palokunnalle lähetetään väärä palohälytys, väärästä aktivoinnista vastuussa oleva asiakas vastaa täysimääräisesti kaikista tällaisesta väärästä aktivoinnista aiheutuneista kustannuksista.
PÄÄSY STUDIOON
Pidätämme oikeuden tulla studioon milloin tahansa kohtuullisista syistä. Näihin sisältyy tarve tehdä ennakoimattomia (sisäisiä ja ulkoisia) korjauksia. Ilmoitamme sinulle tällaisista vaatimuksista kohtuullisessa ajassa ja teemme parhaamme rajoittaaksemme saapumisen kello 9.00–17.00 väliseksi ajaksi aina, kun se on kohtuudella mahdollista.
ASIAKKAAN VASTUU
Asiakas sitoutuu korvaamaan UNITYlle koko summan kaikista saatavista, vastuista, vaatimuksista, vahingoista, menetyksistä, takaisinmaksuista, sakoista, kustannuksista (mukaan lukien oikeudenkäyntikulut) ja kaikista muista summista, jotka johtuvat tämän sopimuksen rikkomisesta tai muusta laittomasta tai huolimattomasta käyttäytymisestä asiakkaan, heidän kanssaan asuvien henkilöiden tai heidän vieraittensa tai vierailijoidensa osalta. Selvyyden vuoksi todetaan, että jos varaus tehdään jonkun muun, esimerkiksi yrityksen tai yrityksen työntekijän puolesta, yrityksen on korvattava UNITYlle tämän ehdon mukainen korvaus. Tämä korvausehto on voimassa myös majoittumisen päättymisen jälkeen.
FORCE MAJEURE
UNITY ei ole vastuussa eikä ole velvollinen maksamaan korvausta menetyksistä, vahingoista tai kustannuksista, jotka johtuvat siitä, että me tai toimittajamme emme pysty tarjoamaan palvelua sodan, sodanuhan, mellakoiden, kansalaistottelemattomuuden tai -riitojen, työriitojen, terrorismin, fyysisten tai teollisten katastrofien, pandemioiden, tulipalojen, epäsuotuisten sääolosuhteiden, lentokenttien tai satamien sulkemisen, hallituksen päätösten tai muiden ennalta arvaamattomien tai väistämättömien tapahtumien vuoksi, joihin UNITY ei voi vaikuttaa.
RIITATILANTEET
Tähän sopimukseen sovelletaan Suomen aineellista oikeutta. Tästä sopimuksesta aiheutuvat riidat ratkaistaan lopullisesti yleisessä tuomioistuimessa.

TEKIJÄNOIKEUDET

VARAUSEHDOT
These general terms and conditions (the “Agreement”) apply to all bookings* of accommodation for up to 9 studios made available and provided by UNITY via the UNITY website www.unity-living.com or by email, telephone, or any other mobile device. UNITY reserves the right to modify or update these Terms and Conditions at any time.
* (For bookings of 10 studios or more, the group cancellation policy will be applied)
By making a booking, you, or the person or company on whose behalf you are booking, (“Guest” or “you”) confirm and acknowledge that you have read, understood, and accepted the general terms and conditions set out herein. By making a booking, you also represent and warrant that you have the full right, power, and authority to enter into this agreement and to perform all obligations under this Agreement.
UNITY allows a maximum stay 6 months.

The booking is fully confirmed when a confirmation number has been provided verbally or in writing by UNITY. Payment of the booking shall be made according to the booking rules for the specific reservation; otherwise, the booking may be canceled. In a separate agreement, the applicable rules for the specific agreement will apply. If you have not received a booking confirmation within 24 hours of completing your booking, please contact UNITY.
If we are unable to offer the booked accommodation, we will do our best to find suitable alternative accommodation. If so, you have the right to either accept a change or to cancel and get your money back. UNITY will take all precautions to avoid relocating a Guest but will not take responsibility for any costs, losses, or damages incurred because of or in connection with such an event.
Please note that all guests must be over the age of 18 or be in the company of a guardian. A valid credit card and ID card or passport that matches the name on the credit card is required upon check-in. If the Guest is not able to provide this and other requested information, it may result in your booking being canceled without a refund.
CHANGES TO AN EXISTING BOOKING
Changes can be made to bookings with Flexible rates up to the specified time for cancellation. Please note that different promotions and offers may have different cancellation deadlines depending on where the booking is made. Bookings referring to Non-Refundable rates cannot be changed, and no refund is made in a no-show.
CANCELLATIONS
Cancellation can be made at Flexible rates until the deadline for cancellation. Please note that different promotions and offers may have different cancellation rules depending on where the booking is made. The general cancellation deadline is 24 hours before arrival. Cancellation takes place by contacting the respective property via email or phone. For confirmed cancellation, a cancellation number must be obtained. Any refunds are made according to the agreement. It is the Guest’s responsibility to check the cancellation policy when making the booking. There are several types of cancellation rules depending on the length of stay and type of booking. If you have booked with a third-party website, please check your reservation and cancellation policy on the third-party website.
Cancellation of stays – up to 27 nights
Flexible rate: Can be changed or canceled free up to 24 hours before arrival. In case of a cancellation thereafter or a no-show, 100% of the total amount for the first night will be charged.
Non-refundable rates: When a booking has been made with a non-refundable rate, as a Guest, you have no right to receive your money back: If you cancel, change, or do not show up, the full booking amount will be charged.
Cancellation of stays – 28 nights and longer
Flexible rate: Can be canceled free until 16:00 fourteen (14) days before arrival. In case of a cancellation 14-5 days prior to arrival (until 16:00 5 days prior to arrival), 50% of the latest updated total reservation amount will be charged. Changes can be made during your stay after 14 nights. Then a 14-day notice period is applied for changes being made to your stay. (e.g., a minimum of 28 nights will always be charged)
Non-refundable rates: When a booking has been made with a non-refundable rate, as a Guest, you have no right to receive your money back: If you cancel, change, or do not show up, the full booking amount will be charged.
PAYMENT AND DEPOSIT

Payment of stays – up to 27 nights
Payment is made by credit card online through a secure payment platform for Non-refundable reservations and paid in advance or upon arrival for flexible reservations. No deposit is required, but the Guest will be liable for any damage to the studio, and UNITY is authorized to charge the cost of repairing damage from the Guest.
Payment of stays – 28 nights and longer
Payment for non-refundable reservations is made online by credit card through our secure payment platform. For flexible reservations, payment is due in advance or upon arrival, with monthly payments collected prior to the month commencing.
A deposit (depending on the length of stay) must be paid seven (7) days prior to the arrival date in accordance with the confirmation regarding the hotel stay. This deposit will be returned after we have ensured that the accommodation is in the same condition as when the hotel guest arrived. The deposit will be refunded to the same payment method as was made, between four (4) and seven (7) banking days after departure.
For reservations of 29-59 nights, a deposit of 5,000 Swedish kronor (SEK) is required, and for reservations of 60 nights and more, a deposit of 10,000 SEK is required.

Payment and any refund for your booking are always made in Swedish kronor (SEK). The actual amount charged or refunded by UNITY may slightly differ from what is displayed on the website due to varying exchange rates applied by different card issuers. In addition, your statement may include a conversion or transaction fee (which may be in foreign currency) that your card issuer will charge to process the transaction. UNITY has no connection to these additional fees and will not be held liable for any fees related to varying exchange rates and card issuer fees.

The cost of electricity, water, and internet is always included when staying with us.
GUEST OBLIGATIONS
Majoitus
Please respect other guests using UNITY’s facilities. Noise and other disturbing sounds should be kept at a reasonable level on the stairs and in the studios 24 hours a day. The quiet time is from 22:00 in the evening until 07:00 in the morning. In the event of a complaint from other guests due to excessive noise or disturbing behavior, UNITY has the right to cancel the reservation of the studio and ask the guest to vacate the studio immediately, without a refund of any of the amounts paid for the stay.
Please note: Smoking is prohibited in the studio and in any social areas and balconies at UNITY. Any violation of the smoking ban by the Guest or a person staying with or visiting the Guest will result in a fine of 5,000 SEK per violation charged to the credit card used at the time of booking.
Your studio
The studio and its equipment must be kept in good condition throughout the stay. All waste must be removed during your stay from the studio and disposed of in the designated place.
All existing problems or damage to the studio or its equipment must be reported to UNITY immediately upon arrival; otherwise, it will be assumed that the damage occurred during your stay. Damage caused by you or by a person staying with or visiting you must be reported to UNITY before departure. You will be responsible for all damage within the studio, and UNITY’s employees are authorized to charge the cost of repairing damage made by the owner of the reservation.

The number of guests staying in a studio must not exceed the numbers set out in the booking confirmation. If the number of guests changes, UNITY must be notified. As the number of guests increases, an additional fee is possible.

Please note that for the safety of all our guests, visitors are not allowed in the studio unless permission is granted by UNITY. If visitors are allowed, they need to be signed in at the reception. An additional fee is charged for staying visitors.
Address of the studio/hotel
You can add a temporary change of address, but you may NOT register on UNITY permanently.
Pets
Pets are allowed in some of the studios and must always be notified in advance. An additional fee will be added.

No illegal or commercial activity is allowed in the studio, and this will result in immediate revocation of the studio without a refund of any amounts paid.
Access to your studio

VÄÄRÄ PALOHÄLYTYS
“False fire alarm” means any intentional or unintentional activation of an automatic fire alarm that is triggered for reasons other than a fire. In the event of a false fire alarm being sent to the fire brigade, the Guest who is responsible for the false activation will be fully responsible for all costs because of such false activation.
SIIVOUS
Cleaning is provided once a week by UNITY. The day of cleaning will be communicated upon check in. Additional cleaning can be arranged on request at an additional cost.
The studio will be cleaned before arrival. There are clean sheets, hand soap, washing-up liquid, toilet paper, and towels in all studios for both short-term and long-term stays. If the studio is not thoroughly cleaned when you arrive, please contact UNITY immediately.
You do not have to clean the studio before departure, but you must leave the studio in the condition you found it in when you arrived. This means that plates and other items must be washed (and the dishwasher emptied), all stains must be removed, and all furniture and the like must be in its original positions. The refrigerator must be emptied completely, and all waste disposed of. If this is not done, extra cleaning fees may be charged.
UNITY’s OBLIGATIONS
General Obligations
UNITY will handle reservations and the procurement procedure as well as provide all relevant information on its website. UNITY takes all reasonable precautions to ensure that the information on the UNITY’s website is accurate. UNITY reserves the right to change the information at any time. Information, including photographs, virtual tours, floor plans, detailed layout, locations, or equipment is provided for guidance only and should not be construed as statements of fact. UNITY will do its best to keep the studio in good condition. Regardless of this, please report any problem during your stay to UNITY immediately, and it will be fixed as soon as possible.
Personal belongings & Injury
UNITY takes all reasonable precautions to ensure the safety of its Guests and persons staying with or visiting the Guest during the stay but will not under any circumstances accept liability for direct or indirect costs, losses, or damages, including medical costs incurred by you, your guests, visitors, or persons living with you in the studio. UNITY takes no responsibility for any personal belongings being kept at the facility or in the studio.
Inconveniences
UNITY will not take responsibility for any technical problems, electricity, heat, or water outages nor for any disturbances caused by noise from the surroundings around the property. However, UNITY will, after being informed of the problem, try to resolve it within a reasonable time. If this does not prove to be possible and the problem continues to seriously affect your stay, UNITY will help you find alternative accommodation, depending on availability. If no alternative accommodation can be arranged, the Guest can cancel their reservation and receive a refund for the time when the studio has not been used.
GUEST’S LIABILITY
The Guest agrees to reimburse UNITY the full amount for all receivables, liabilities, claims, damages, losses, repayments, fines, costs (including legal costs), and all other sums of any kind that arise out of or suffered as a result of breach of this Agreement or other illegal or negligent conduct in relation to the Guest, persons living with them, or their guests or visitors. For the sake of clarity, if the booking is made on behalf of someone else, such as a company or a company employee, such company shall be required to reimburse UNITY under this provision. This compensation provision shall survive and continue in full force and effect after the conclusion of the stay.
FORCE MAJEURE
UNITY is not liable for nor shall it be obliged to pay compensation for loss, damage, or costs incurred as a result of our or our suppliers’ inability to provide a service due to war, war threats, riots, civil disobedience or strife, labor dispute, terrorist activity, physical or industrial disasters, pandemics, fire, adverse weather conditions, closure of airports or ports, government decisions, or any other unforeseen or unavoidable event beyond its control.
RIITATILANTEET
Swedish substantive law shall apply to this Agreement. Disputes arising from this Agreement shall be conclusively settled by a general court.
